HB29 for Property and Association Managers

Brokers and agents who practice these types of real estate have more issues to resolve and work to do than agents involved in just listing and selling.

Addendums and changes in existing management contracts and rental agreements are much more pressing than for those companies involved only in sales. While not in regulation or statute, information presented has suggested which documents and relationships must have documentation modified.

Someone's opinion however may not help you much in court. This class discusses the issues so you can make an informed decision on what is most necessary to reduce your risk.

Individual agents can have significantly more responsibility in creating direct relationships with commercial consumers and businesses with the new law. Addressing the new increased requirements for licensee client confidentiality can create conflicts with brokers responsibility for supervision, record keeping, and risk management strategies. Non disclosure agreement documentation in commercial practices can also vary from typical residential offices. Increased conflict of interest disclosures for commercial agents and brokers who own commercial properties will also be addressed.

Many agents will not realize the extent of the changes in the law until they are actually out practicing under the new set of rules. While large brokerages have conducted in house training sessions to get their agents ready, not all licensees and brokers have had the benefit of training to address their questions.
